LAUNDRY ROOM

Directly off the kitchen is a small laundry room, about 35 ft², which looks out onto the courtyard of the apartment building.

Laundry view from kitchen

It was originally a small open terrace. Primarily used for storage and to dry clothes, as the apartment had a washer but no dryer.

We enclosed the terrace with two rows of double-paned windows. The bottom row has four large sliding aluminum windows. The upper windows are fixed. They are all “Climalit glass”, a type of tinted glass which filters UV rays.

Details

When the original exterior door between the kitchen and the laundry is closed the sound of the washer and dryer can’t be heard in the apartment.

Windows

There are four sliding windows, beneath fixed windows. The windows are too large to enter in one photo.

Details

We installed a stackable washer and dryer, to fit the space. The dryer does not require venting. There are deep shelves above for extra storage space.

Windows

We maintained the original terrace tiled ledge, which has a small green metal rail to hold plants.

Details

This window opens into the small bathroom. We finished the ledge with the same porcelain tile as the floor.

Windows

The far right upper window was removed and replaced with a panel in order to duct the gas hot water heater.

Hot Water Heater

We installed an on-demand gas hot water heater, which is low cost and energy efficient.

Cabinet

We maintained the original white marble countertop. The cabinet below is free standing and can be removed. It is used to hold cleaning supplies and other household chemicals.

Floor

We used the same rectified porcelain tile in the laundry room as the kitchen. There is a step down to enter the laundry room. It is edged with a silver metal trim, which is seen in the picture.

Wall Finish

The laundry room walls were painted with the same decorative painting technique used throughout the house. The colors are the greens and grays used in the living room.

Before

The kitchen terrace had two built-in cabinets. We removed the cabinets but saved the marble countertops.

Construction

Construction

We ran the plumbing for the laundry from the bathroom.
